8 Advantages of Flat Roofs Over Pitched Roof

Following are the advantages of flat roofs:

  1. Its construction is easy and simple. 
  2. The roof area can be used for roof gardening,drying yards,playing etc.
  3. It is easier to make a flat roof fire proof.
  4. A flat roof is more stable against high winds.
  5. For multi-storied buildings,a flat roof is the only choice.
  6. It has better insulating properties.
  7. It does not require false ceiling which is desirable in case of pitched roof.
  8. It is found to be overall economical than a pitched roof.

8 Disadvantages f Flat Roofs Over Pitched Roofs

Following are the disadvantage of flat roof:

  1. A flat roof can not be used over large span .
  2. Flat roofs are costlier than sloped roofs.
  3. Cracks are developed on the surface of the roof when the variation in temperature is high.
  4. In the regions of heavy rainfall,flat roof are preferred.
  5. If the top surface slope is not sufficient ,then water pockets may be formed on the surface of the roof . This mainly lead to leakage of the roof.
  6. Self weight of the flat roof is quite high.This reduces the superimposed load carrying capacity of the roof.
  7. It is difficult to trace and then rectify the leakage in a flat roof
  8. The progress of construction of flat roof is slow as compared to a pitched roof.
